Property manager ***** has not repaired or made efforts to repair ** maintenance request submitted and acknowledged by ***** on 7/11/24. Property manager ***** sent several ** techs from 7/11/24-9/26/24 to my home however, stopped all efforts to repair the issue on 9/26/24. Case filed for habitability through small claims court in *********** pending a judgement (court trail held 12/20/24). Property manager ***** stated in court she was not able to get a hold of any ********** to make the necessary repairs to get eh ** unit in full working condition, therefore, has not made any further attempts and refuses to do so. ***********, CA heat ranges in the triple digits making living conditions difficult as it puts people in danger of becoming ill due to extreme temperatures. Rent has been paid in full and on time throughout this entire ordeal. On 12/23/24 (next business day from court trail on 12/20/24) I received a notice of rent increase, and I have strong reason to believe the increase is a form of retaliation for me exercising my rights. I am concerned that come summer 2025, property manager will continue to neglect my Maintenace request and not fix the ** issue.

Home warranty sent two AC techs and we sent two AC techs. All because the tenant continue to state the ** was not working, yet all four ******** stated the same thing, The ** is working accordingly! In regards to the rent increase, the property was due for a rent increase in September 2024, but was delayed as a curtesy to the tenant and not in affect until March of 2025Review fromEdwin J
