    Limestone Property Management (LPM) was managing my rental property in Kingston for over 1 year. The first year was ok. 1 issue of fixing an appliance without my consent, against their own policies and our agreement) Second year was a nightmare!!I decided to sell the property and followed all legal and lease agreement rules, only to run into a nightmare tenant who refused to follow the lease agreement rules and subjected both LPM and myself to repeated written and verbal racism and abuse. As soon as this happened LPM began avoiding their Management responsibilities in enforcing the Lease Agreement and began to ignore all forms of communication between the tenant and from myself. The only thing I was told was that if the tenant kept acting out LPM would have to involve their legal department, which costs $1500.00 to just start that option. They also threatened me with ending the contract between myself and LPM as "This issue may jeopardize the business of LPM"). Myself and my agent had to do all the legwork and communication with the tenant to get access to my property for inspections, viewings, pictures, etc. LPM refused to contact the tenant to give any of the notices. The individual LPM employee responsible for my property refused to reply to any of my requests for communication for over 3 months and what little communication I got from LPM was from higher management.This is a horrible company that lacks any leadership from management towards the conduct of their employees, and has horrible liaison employees that are supposed to be the bridge between Owners and tenants. They also displayed morale cowardice in not making clear to the tenants their responsibilities in following the signed Lease Agreement, and enforcing the Agreement.

    Hi *****,Thank you for sending your comments. After speaking with Management and the employee just now, we feel that there seems to be some confusion. Firstly, I am unable to comment about the appliance repair without more detail and I apologize if this wasn't properly communicated. However, I am confident that the repair was still necessary. In regards too your main body comments, this was a somewhat difficult situation as it was ********** that was frustrated with the process of wanting to evict your Tenants as you wanted to sell the property, when they just recently moved into your house. We explained that they signed a 1-year Lease which would need to be honored either with you or the new buyer until a minimum of the 1-year lease was due. This resulted in a strain of issues between you, the Tenants and us (Limestone) being in the middle. In addition, the comment about the lack of giving notices for showings - - Our policy is that we give this responsibility/task to the Realtor/Agent as it reduces any confusion with timing and allows direct communication with the Tenants. We feel we were clear in explaining to the Tenants their rights and responsibilities, along with yours. Unfortunately, the Tenants behavior didn't help any of this, as they were also very frustrated with the whole situation and I understand that it made things even more difficult and stressful for you. Please keep in mind, this situation happened in October 2022 and if you'd like to discuss in more detail, I would be happy to do so - ***** *************).

    *****. You are so very misinformed of what actually happened. Someone is going through great pains to keep the facts from you.Fact. The property in Kingston went up for sale early into the tenancy agreement yes, however as written TO LPM, the tenants, and in the conditions of sale was the information that the new buyers HAD to honour the 1 year lease agreement. I would never sell property otherwise as doing so is morally wrong and legally problematic. The tenant was never in any danger of being evicted. I have all the documentation to LPM, the tenant, and the Property Bill of Sale to prove this. LPM abandoned their contractual obligations to me and is now trying to hide the fact with misinformation. Clearly your office is closed right now or I would call you. Will do so next week and I will give you the names of your staff who were responsible for this shoddy mess. On a secondary note, yes the fridge did need to be repaired however my agreement with LPM specifically states that I need to be informed of needed repairs, and I need to approve of needed repairs, in case the cost of repair to an older appliance is too expensive and buying a new fridge would be a better idea in the long run. LPM broke that part of our agreement and took the choice away from me. You have a leadership problem at LPM and staff who are not doing their jobs.
