      I've been subject to multiple false and clearly dubious accusations around smoking and noise (perhaps due to the below tenant unhappy with cats jumping off the bed and windowsills incentivizing claims that I've been stomping during early morning hours). These have been weaponized by management for threats of eviction without investigation on their part. Despite sending an email with video recordings of loud noise in my apartment (and only seeking a polite request, rather than threat, from management to the renter above me), I've received no meaningful response from management. ***** *** **** **** **** ******** ******* ********* ******* * ********** ****** ********* *** ** ** ** ***** *** ******* ***, Nanaimo apartment complex. ***** **** *** *********

      If I could give less than one star I would! I am an owner in a condo build that Proline manages, I have an intermittent leak from the unit above me. Proline had two companies come an investigate the issue. One company could not find the cause of the leak. But the second company was able to find the leak and recreate the leak. I saw with my own eyes water pouring through the hole in my ceiling coming from the unit above mine. This company sent a report to Proline with the cause of the leak. Two weeks after I had Proline send me an email to state that there is no cause for the leak and that leaks happen in a condos time to time. I work in the construction industry and this is a total false statement. I’ve tried to follow up with Proline regarding this issue but they have ghosted me. I’ve emailed multiple times with zero responses. If you are looking for a management company do not use Proline. There is zero accountability and customer service. I’ve owned this unit for about 8 years and during that time I have had nothing but negative experiences with proline. This negligence mismanagement of this issue is unacceptable. I feel they are just stealing my money monthly to build themselves a brand-new office down the street.

      We understand your frustration and apologize for the delay in our response. While we called you back initially and didn't receive a call back, we didn't promptly respond to your subsequent emails about the hole in your drywall. We understand how frustrating a leak in your home can be. We've dealt with these issues often and as home owners, we've experienced them ourselves. We get it. However, we can't make decisions on strata issues and only take direction from council. The strata council was actively investigating the leak and received two different results. With recent information provided, it is now able to move forward. We had a good discussion with you today and understand there was only the one leak and will let you know once the preventative repairs for future leaks has been made. We understand that will resolve this issue for you. Also, to clarify, we rent the building we are in, and are grateful for the opportunity to work in such a great location and welcoming space.

      Worst property management company. ever. If I could give them less than one star, I would. If you are looking for a service provider in this area, I strongly encourage you to look elsewhere. They are very rude and unhelpful. The last straw for me just happened. I am having trouble getting into my apartment and they are the property managers. They lock is sticky and won’t unlock. I called the “help line” and they refuse to provide any help. They claim they do not have a master key, which is definitely not true because they have no problem entering my unit when it’s convenient for them or when they want to. Now I am stuck calling a locksmith and paying a big bill because they are simply too lazy or not willing to help. I really don’t know why they bother maintaining a “help line”. It would be less frustrating if they just didn’t answer the phone instead of straight up refusing to help. I’m shocked at how bad they are at customer service.

      Hi Dave. You appear to be a tenant in a unit in a strata building we manage. However, we have not received a current Form K from the owner regarding your tenancy, so we do not have a record of you with relation to the unit and would therefore not be able to grant you access to any area of the building. Also, we, as the strata management company, do not have keys to the residential units and would never go in without permission of the owners or a pre-approved process in place. You may be confusing us with the developer, as they might have arranged access to the unit through the owner for various items. As the malfunctioning lock is on your unit door, as the strata management company, we are also not authorized to have the lock changed on the unit door without communication from the owner. You need to contact your landlord to address these issues, and they can reach out to us if necessary.
